The premises are rented fully furnished and include: appliances, complete kitchen, linens, towels, etc. The tenant is responsible for the maintenance of all items during their stay.

2. Terms of lease: The lease shall begin at 3 PM on _________ and end at 10 AM on __________ at a lease amount of ______________. Tax at 10% is __________. Full lease amount including tax is _______________. This amount is due 60 days prior to occupancy. In the event of a cancellation, there is a $150 cancellation fee, and the full lease amount minus the cancellation fee, will be refunded up to 30 days prior to occupancy. No refunds will be made after this time. However, if landlord finds replacement tenants, tenant shall promptly receive a prorated refund, minus the cancellation fee, based on the days leased to new tenant. A serious effort will be made to lease the cancelled space. (There is often a waiting list.)

Prompt checkout is necessary to clean and prepare the unit for the next tenant.

3. Security deposit: A security deposit in the amount of $300 must be paid upon reservation of a date. The entire security deposit or any balance of the deposit remaining after lawful deductions shall be returned to tenant within 21 days of checkout. A cleaning fee of $50 will be deducted from the security deposit. Local phone calls are free (room phone number is: 619 423-6838), however occupants must use phone/credit cards for all long distance.

4. Terms of occupancy: The premises are to be occupied by the tenant and the following persons only:




NO PETS ARE PERMITTED, NO SMOKING IS PERMITTED: Violation of this will result in forfeiture of the entire security deposit and termination of the lease. Tenant shall maintain the premises in a safe and sanitary condition. Furniture shall not be rearranged. All appliances shall be used properly, with respect to regulations and decisions of owners association or Landlord which are posted on the premises or delivered to the tenant. Tenant shall pay any fines or charges imposed by owners association or other authorities due to violations by tenant or the guests or licensees of tenant. Tenant shall not, and tenant shall ensure that guests licensees of tenant shall not disturb, annoy, endanger, or interfere with other tenants of the building or neighbors, or use the premises for any unlawful purposes including but not limited to using, manufacturing, storing or transporting illicit drugs or other contraband, or violate any law or ordinance, or commit waste or be a nuisance on the premises.

5. Liabilities: Tenant agrees to assume all liability and hold landlord harmless from any and all injuries to persons or damage to property caused by tenant or any other on the premises with tenant’s permission. Tenant agrees to pay any costs and attorney’s fees incurred by Landlord in defending lawsuit or other action brought in reference to such injuries or damage. All personal property in the premises is at tenants risk only and landlord shall not be liable for any damage to it nor is landlord responsible for insuring tenants personal property.

6. Access: Tenant shall allow Landlord access to the premises for the purpose of repair and inspection. Landlord shall exercise this right of access in a reasonable manner. Landlord shall give tenant reasonable notice before exercising this right of access, except in case of emergency.

**NOTE** Reservation Deposit fees are refundable if cancellation is received at least 30 days prior to reservation start date.
